Morven Annexe is a spacious, self-contained holiday home located in the beautiful Exe estuary village of Exton, with easy access to the coast and the countryside. Exmouth beach is just 5 miles away, Topsham and Lympstone are 2 miles and Exeter is 6 miles.

You begin your exploration of the ground floor as you walk into the well-equipped kitchen, which has all the key appliances for preparing an evening meal or a hearty breakfast. The living room is a relaxing sanctuary to unwind in, after a busy day exploring the Devonshire coastline and countryside. The conservatory has a lovely dining space to enjoy a home-cooked meal. It has a side door which opens onto a patio garden that leads round to a rear private garden, an idyllic spot for drinks and an alfresco evening meal, whilst watching the sunset.

Just a ten-minute walk away from the property you will find the River Exe Cycle Trail, which is 26 miles, linking Exmouth with the cathedral city of Exeter, Lympstone, Topsham and Dawlish, along with the South West Coastal Path; the longest National Trail in the country.



The property is located very near to the start of the Jurassic Coastline which covers 95 miles of truly stunning coastal walks from East Devon to Dorset and the contrasting moorland landscape at Dartmoor National Park is within a 30 minute drive where ponies roam its craggy landscape. Woodbury Common is also a great place to explore with its looping trails, heathlands and views of the coast.

For traditional family seaside fun, head to the beach at Exmouth where you’ll find acres of sand, and for the adventurous among you, a myriad of water sports. For a fun day out with the children, why not try the World of Country Life, Crealy family theme park, or pop into the nearby Darts Farm, a lifestyle shopping destination with a food hall, butchers, hairdressers, restaurant, deli bar and a farm walk.
