Situated in the heart of Broadland, surrounded by open fields, this comfortable semi-detached cottage, enjoys its own large wrap round enclosed, lawned garden. It is perfectly located for exploring the Norfolk Broads and the Norfolk Coast Area of Outstanding Natural Beauty, both within 30 minutes’ drive. The pretty riverside village of Ludham is just 1 mile away with cafés, pubs and shops, and the surrounding area offers many riverside pubs and cafés. There are a number of opportunities to hire bikes or canoes, which is possibly the most delightful way to discover the lovely reed lined waterways and their abundant wildlife. There is daily boat hire available at nearby Potter Heigham, 4 miles, or take a pleasure cruise from bustling Wroxham, known as the capital of the Norfolk Broads and home to the ‘world’s largest village store’, as well as the train station for the Bure Valley narrow gauge steam railway.


Close by is BeWILDerwood, a magical tree top park, which promises children a day to remember. There are many dune backed sandy beaches within a short drive, including Sea Palling located 6 miles away. For lively family fun make sure you visit Great Yarmouth, with its famous pleasure beach and amusements, and Pleasurewood Hills Family Theme Park at Lowestoft. Seaside resorts of Cromer and Sheringham offer wide sandy beaches and a host of attractions. Cromer boasts a pier, a carnival week in August and, weather-permitting, a spectacular New Year’s Day celebration complete with fireworks.

Sheringham is home to the North Norfolk Steam Railway, Splash Leisure and Fitness Centre, and the National Trust’s Sheringham Park.
Numerous bird sanctuaries, salt marshes and wildlife centres punctuate the region, and popular National Trust nature and bird reserves, Blakeney and Morston, offer boat trips to visit the basking seals. Museums, craft centres and the National Trust’s Blickling Hall are all within an easy drive, as is the medieval city of Norwich with its magnificent cathedral, castle, museum, cinemas, bowling alleys, theatre and excellent shopping with two indoor shopping malls. River fishing (licence required) is available on local waters in Womack Staithe, 1 mile away. Beach 6 miles. Shop, pub and restaurant 2 miles.
