Please note: There is a fenced lake in the grounds, 220 yards away.

Extra Amenities

Seashells is a spacious, beautifully presented, detached property, completed in 2020, with four bedrooms, a large private garden with sliding doors from open plan living area, a hot tub, outdoor shower and a games room for children, which has table football, a sofa and a TV. There is underfloor heating downstairs and radiators upstairs and in the games room, so the house is really warm and cosy in the winter.

The prime asset of Seashells is it’s proximity to the village amenities, with no need to take a car. The beach, along the River Torridge, and pubs are a 5-minute walk away and Instow post office and deli are just a 10-minutes walk, and the Tarka trail a mere 2 minutes walk! All level, along the seafront. Located where the River Taw and Torridge combine and flow into the sea, Instow is a pretty waterside village and perfect for a spot of sailing or windsurfing. The half mile sheltered sandy estuary beach is excellent for walks, family beach games and picnics.

It is directly opposite the attractive village of Appledore, which at high tide can be reached by taking the small passenger ferry across the river. The ocean beaches for surfing are just a short drive away. Instow is also perfect for anyone wishing to explore on foot or by bicycle, as it is set on the famous Tarka Trail. The Tarka Trail, which is part of the South West Coastal footpath, makes travelling to nearby towns and villages incredibly easy, whether you’re exploring the market towns of Bideford and Barnstaple, or the old streets of Great Torrington. Instow’s relaxed atmosphere, traditional pubs and coastal eateries make it a popular holiday destination. The beautiful North Devon Cricket Club, where guests are welcome to watch a game at the ground by the sea, use the bar or enjoy tea!

Local seaside towns and villages include the colourful, historic fishing ports of Appledore and Clovelly and the sweeping beautiful surfing beaches of Westward Ho!, Saunton Sands and Croyde.

There are numerous National Trust properties in the area including Arlington and Hartland Abbey, as well as the RHS gardens at Rosemoor and Docton Mill. North Devon is well positioned for visits to Exmoor, Dartmoor and North Cornwall.

Bideford, which is 4 miles away, offers town amenities and boat trips to Lundy Island. For family fun, The Big Sheep and The Milky Way adventure parks are close by. Why not dine out at any one of Instow’s excellent restaurants, looking out at the amazing sunset over Lundy Island and the lights of Appledore across the bay?
