This prestigious property is superb for both families and couples. It boasts two large decks, private hot tub, outdoor kitchen/barbecue area and open plan living inside. The 60ft lawned garden leads directly onto the riverside, where there is a decked quay heading with ‘corner set’ seating area, perfect for simply sitting and watching the boats and wildlife, or perhaps enjoy a spot of fishing. Sliding glass doors open directly to the decked area and offers uninterrupted views of the river and garden. The property is well-equipped to provide home from home comforts, including a wood burner for cosy nights in.
The first-floor master bedroom also has sliding glass doors which open to a balcony with bistro table and chairs and electric heaters, where you can enjoy super views of the garden and riverside. There are also two parking bays covered by CCTV.

You are able to hire a 17ft Seamaster day boat directly with the owner, making this magnificent waterway easy to explore. For fishing enthusiasts, pike fishing is well-known to be very good between November and January when there is less activity on the water.
Horning village, a picturesque Broadland village with riverside inns, restaurants, a selection of small shops and tea rooms, is just a 10-minute walk away. Daily boat hire and river trips are available too. The Southern Comfort Paddle Steamer cruises up and down the Broads, taking in the beautiful scenery and abundance of wildlife. During the summer there are several boat races and a week-long regatta, where you can enjoy all the boating action from one of the many pubs or restaurants situated along the riverbank.
For those seeking a more active holiday, the marina and leisure club welcomes visitors who wish to enjoy water sports, and there are plenty of walks and cycle tracks that take you through the village and into the surrounding countryside and nature reserve.

Children will enjoy BeWILDerwood, an outdoor tree top adventure park, or there is Wroxham Barns and The Dinosaur Park at Lenwade. There is also the Bure Valley Railway, a miniature steam train running from the popular market town of Aylsham to Wroxham.
The coastline has some excellent sandy beaches and can be reached within 12 miles. Spend a day exploring the city of Norwich, 11 miles, with its cathedral, museums, theatres and a vast array of cafés and shops. National Trust properties include Felbrigg Hall, Blickling Hall and Horsey Windpump, all well worth a visit. Sailing and cycle hire is available locally. Beach 12 miles.
