Extra Amenities
This detached, single-storey barn conversion is nestled in undulating Norfolk farmland. The large windows and open plan design provides a bright living space with a fantastic picture frame for watching the sun rise and Norfolk’s big sky. A blend of traditional with modern style makes Elmtree Barn a dream respite. Surrounded by quiet lanes, local walks and bridle paths from the doorstep, do remember to pack your walking boots! Jam-packed with charm, this barn has been delightfully furnished and equipped to provide guests with a warm welcome regardless of the time of year. The property boasts an open-plan living room, a contemporary styled and well-equipped kitchen, and being all on one level, it makes it ideal for guests that would rather avoid stairs. Nestled in the owner’s grounds, with six wide and sweeping steps leading to front door or just 2 steps to the rear door (accessed over a slightly uneven grassed area), the barn has an unfenced, wrap-around garden laid to lawn, and a gravelled patio area to the front.
This is the perfect location from which to explore both the Norfolk Broads and the Norfolk coast, just a 30-minute drive. The seaside resorts of Cromer and Sheringham offer wide sandy beaches and a host of attractions. Cromer boasts a pier, a carnival week in August and, weather-permitting, a spectacular New Year’s Day celebration complete with fireworks. Sheringham is home to the North Norfolk Steam Railway, Splash Leisure and Fitness Centre, and Sheringham Park. Numerous bird sanctuaries, salt marshes and wildlife centres punctuate the region, and popular RSPB nature and bird reserves can be found around Cley-next-the-Sea, Blakeney and Morston. Head to the seaside village of Mundesley, 8 miles, for its superb sandy beach and charming village centre. Wroxham, known as the ‘capital of the Norfolk Broads’, provides daily boat hire, river trips, shops, waterside cafés and restaurants, making it an ideal starting point to explore The Broads.
Visit the market town of North Walsham, 4 miles, for its farmers’ market, shops, cafés, restaurants and supermarket. Sprowston Hall, for leisure and golf course, is 12 miles. River fishing (licence required), 4 miles. A day trip to Norwich, 14 miles, is a must during your stay, with its fantastic castle museum, cathedral, two excellent shopping centres, market square, theatre, numerous art galleries and plenty of cafés, pubs and restaurants. Places of historical interest and stately homes can be found within easy driving distance, including Blickling Hall, which boasts open-air concerts and events during the summer season. Appealing to children is Banham Zoo, Wroxham Barns and Craft Centre, Dinosaur Adventure Park at Lenwade and West Runton Shire Horse Centre. Beach 8 miles. Shop, pub and restaurant 2 miles.
