Tucked deep within Exmoor National Park, Barham Cottage reveals itself slowly, like a well-kept secret. Leaving the public highway behind, you follow a private track for two miles, passing open farmland before the land folds into a wooded combe. When the road finally ends, you’ve arrived. The Barbrook stream murmurs nearby, the valley feels wonderfully hushed, and the outside world seems very far away.
The cottage itself is a beautifully restored stone shepherds’ cottage, over 200 years old, set within one and a half acres of gardens and paddock. Built of local stone and shaped by time, it retains its original charm while offering generous, welcoming spaces for modern living.

Inside, the fully equipped kitchen is made for unhurried breakfasts and shared suppers. Beamed living rooms, each with their own woodburning stoves, create cosy corners to retreat to after a day of exploring. One opens into a bright conservatory overlooking the garden and stream, where mornings are accompanied by birdsong and dappled light. A dining room provides space to gather, while a twin en-suite bedroom and family bathroom/utility room complete the ground floor. Upstairs, a short flight of stairs leads to two peaceful en-suite king-size bedrooms, where woodland views and Exmoor stillness promise deep, restful nights.
Outside, formalgardens flow toward the Barbrook, which traces the entire southern boundary of the property.

There is space to wander, to sit beside the water, or to watch the light shift across the valley as the day unfolds.
Despite its seclusion, Barham Cottage lies within easy reach of the celebrated coastal villages of Lynton and Lynmouth.
