The Annexe is a beautiful three-bedroom holiday home situated in Aylesbeare, within easy reach of Exeter, Woodbury Common, Sidmouth and Exmouth. The perfect base for exploring Devon.

Bedroom 1: With double bed with single bunk over.
First Floor:
Bedroom 2: With kingsize bed.
Bedroom 3: With zip and link 2ft 6in single bed with pull-out 2ft 6in single bed (can be kingsize on request).
Bathroom: With bath, shower attachment, shower cubicle, toilet and heated towel rail.
Electric central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair available on request. Enclosed gravelled garden with sitting-out area, garden furniture and barbecue. Private parking for 3 cars. No smoking.
The Annexe (UK39197) is a three bedroom property adjoining the owners own home and it can comfortably accommodate up to eight guests although please note there is only one bathroom. Upon entering the holiday home, you will be welcomed into the spacious living room which has a smart TV with freeview, electric fire and plenty of comfortable seating including a double sofa bed which can be setup to accommodate one guest if requested. Wind down and watch a film here after a busy day exploring the coastline. The kitchen is fully equipped with a gas cooker, microwave, dishwasher, fridge/ freezer, a washer/ dryer and an island counter with stool and the dining room is a great space to enjoy a family meal. Patio doors from the kitchen and living room lead into the fully enclosed garden which is gravelled and has an outdoor seating area and a charcoal barbeque.
The first bedroom is located on the ground floor with a set of bunk beds which can accommodate three guests with a single bed over a double. Head upstairs to discover the family bathroom and two other bedrooms;one with a king-size bed and a workstation area which has a desk and chair, and the other with a 2ft6 single trundle bed which can be setup as a king-size bed if requested.
Nestled between rolling green fields and surrounded by alpine forests, the properties at Newlands Farm have the sea, moors and Jurassic coastline within easy reach. Located less than 10 miles away from Exeter city centre and the seaside towns and villages of Exmouth, Budleigh Salterton and Sidmouth, and within walking distance to Woodbury Common, famous for its wildlife/birds and scenic walking/cycling and riding routes. The site has four holiday homes in total; The Annexe (ref UK39197) is a three-bedroom annexe attached to the owners’ home, and The Swallows Nest (ref UK39194), The Willows (ref UK39195) and The Elms (ref UK39196) were newly built in 2022 within a terraced row of properties.
Nearby Exmouth has a 2-mile sandy beach and offers excellent water sports facilities including sailing, power boating, water skiing, jet skiing, wake and paddle boarding, wind and kitesurfing, and canoeing.
Coastal and estuary cruises operate from the dock and charter boats are available for fishing trips. From November to February, the Exe Estuary is home for some 20,000 migratory birds, and the red sandstone cliffs of Orcombe Point at the eastern end of the beach are designated the gateway to the World Heritage Jurassic Coast.
The beautiful pebbled heathlands of East Devon with extensive walks, abundant wildlife, rare plants and splendid panoramic views are only a few minutes’ drive from the property, and the South West coastal path is nearby. Keen hikers should head to Dartmoor National Park, which is just a 30-minute drive away, and the quintessential East Devon coastal towns and villages of Budleigh Salterton, Beer, Branscombe, Sidmouth and Seaton are within easy reach. You’ll struggle to fit everything into one visit here, and you will certainly want to stay time and time again!
