A lovely barn conversion with two en-suites and just a short stroll to the village pub. Ideal for couples or a family to enjoy the peace and quiet of the Lincolnshire Wolds.

Living/dining room: With wood burner, Smart TV and French doors leading to garden.
Kitchen: With breakfast area, electric oven, electric hob, microwave, fridge/freezer and dishwasher.
Separate toilet.
First Floor:
Bedroom 1: With zip and link double bed (can be 2ft 3in twins on request) and en-suite with shower cubicle and toilet.
Bedroom 2: With zip and kingsize bed (can be 2ft 6in twins on request) and en-suite with shower over bath, toilet and heated towel rail.

Electric central heating, electricity, bed linen, towels and Wi-Fi included. Initial fuel for wood burner included. Travel cot, highchair and stairgate available on request. Welcome pack. Courtyard with garden furniture. 2-acre paddock (shared with other properties on-site). Private parking for 2 cars. No smoking. Please note: There is an unfenced pond in the paddock, 100 yards away.

A lovely barn conversion in the centre of the quiet village of Hemingby, just a short stroll down the lane to the village pub which serves excellent food and drink. Superbly renovated for 2023, it features ample space for two couples or a small family, with both bedrooms benefitting from an en-suite. On the ground floor is a large living/dining room with a log burner for cosy nights in, a hallway, and a fully equipped kitchen. Outside is a large private area mainly paved with a gate leading into the 2-acre paddock which also has an unfenced pond in it.

Lovely views across the fields towards the rolling hills of the Lincolnshire Wolds await you with spectacular sunsets to enjoy.
Nearby Horncastle holds weekly markets and is also well known for its antiques and collectables shops, there is also a very good selection of shops, supermarket, and amenities. Cadwell Park, a must for motoring enthusiasts is 10 minutes’ drive away with events throughout the year. The east coast is about 30 minutes’ drive away where you can enjoy the seaside resort of Skegness and all its attractions, Butlins for a family day out or travel to Ingoldmells for Fantasy Island Theme Park.

Inland, the city of Lincoln, famous for its cathedral, offers a great day out, whether its boat trips along the Fossdyke, lunch by the Brayford pool or a visit to the castle. The latter and Bailgate Quarter offering many good tea rooms, restaurants for refreshment, and shops to browse around on a day out. Pub and restaurant 200 yards, shops 4 miles.
