Kitchen/dining room: With electric cooker, microwave, fridge, dishwasher and washing machine.
First Floor:
Bedroom 1: With kingsize bed and en-suite with shower cubicle and toilet.
Bedroom 2: With double bed and en-suite with shower cubicle and toilet.

Electric underfloor heating, electricity, bed linen, towels and Wi-Fi included. Initial logs for wood burner included. Patio with sitting-out area and garden furniture. Access to adjacent field. 2 dogs welcome, to be kept on a lead at all times (sheep country). Private parking for 2 cars. No smoking. Please note: There is a pond in the owners’ grounds, 50 yards away. There is a stream and steep banks in the adjacent field.

A detached barn conversion within the owners’ grounds, in an elevated position overlooking the Tanat Valley and with a south facing patio and large grounds, the property is within ½ mile of the village of Treflach. The accommodation has been thoughtfully laid out, and visitors to the area will have easy access to Shropshire, Cheshire and Mid and North Wales. Offa’s Dyke National Trail runs within ½ mile of the property. Llanrhaedr waterfall, Powys Castle, Chirk Castle, Erddig, water sports at Bala, Lake Vyrnwy and Snowdon are all an easy drive. Shop 2 miles, pub and restaurant 1 mile.
