Fully renovated in late 2022, The Root House is a top quality Grade II listed thatched cottage. Full of character and charm, the cottage boasts beautiful, exposed beams and even some original cobbled flooring. Combining traditional character with up-to-date modern standards of comfort and convenience, The Root House even has the added luxury of underfloor heating on the ground floor. Upstairs there are two bedrooms; both superking size (one can be set up as a twin on request), one has a Smart TV and a luxury en-suite bathroom with a bath and shower cubicle, and there’s also a family shower room and a utility cupboard with a washing machine and tumble dryer on this floor. On the ground floor, you’ll find the other bedroom; a very large super kingsize with a TV and lovely en-suite shower room. Then there’s a beautiful open plan living/kitchen/dining area with a smart TV, an ingenious electric ‘vapour flame’ feature fireplace, cobbled flooring and access to the rear patio and garden areas. Outside, you’ll find a large patio with seating and garden furniture, plus the added luxuries of a hot tub.

There’s also a raised lawn with plenty of space for children to run around on.
The property is located under a mile from the centre of Croyde, where you’ll find restaurants, quality pubs and ice cream parlours plus various boutiques and surf shops. The local sandy beach with its large dunes is renowned for its fabulous surfing qualities and is patrolled by lifeguards in the main season. About 3 miles away is Braunton, considered as the major hub of the immediate area with a good selection shops, pubs, cafés and restaurants, including one of the country’s best fish and chips restaurants! As the centre of the North Devon surf scene, Braunton is also home to the Museum of British Surfing and some great surfers’ shops.
The fabulous Saunton Sands is a great expanse of sandy beach (regularly used as a filming location for movies and videos) with exceptional sand dunes behind it, known as Braunton Burrows, the largest sand dune system in England. Walkers and runners love the dunes and it is also great for dogs.

Saunton Golf Club is just 3½ miles away and the Tarka Trail which allows you to enjoy some of Devon’s finest countryside and river scenery is within easy reach too, and follows a disused railway line and is loved by cyclists, runners and walkers alike.
Further afield you can enjoy exploring more of North Devon and all its attractions such as Exmoor National Park, home of the first ‘Dark Sky Reserve’ in Europe, Valley of the Rocks, the many rugged coastal towns and quaint villages such as Lynton and Lynmouth, Ilfracombe, Hartland and the world-famous Clovelly Village – all with awe-inspiring scenery. And there are plenty of family-oriented places to visit including Exmoor Zoo, Milky Way Adventure Park, The Big Sheep farm-themed park, Watermouth Castle family theme park and Combe Martin Wildlife and Dinosaur Park plus many others.
