The 17th-century smithy is situated in the heart of an Area of Outstanding Natural Beauty in the quiet hamlet of Bodsham on the Kent Downs. A rolling landscape of fields and woodlands surround the area.
The Smithy is within easy access of a network of footpaths and bridleways including the North Downs Way, allowing you to explore the area and the numerous pubs that are within walking distance. The owner has thoughtfully provided walking maps for local walks. The picturesque village of Wye (nearest shop) is 4 miles away, Canterbury 8 miles, Hythe (beach) 12 miles, Euro Tunnel 12 miles, Ashford 10 miles (with a high-speed train to London in 37 minutes).
Smithy, standing detached, is a comfortable, attractive, single-storey cottage, presented to a high standard with character retained outside and in. The Smithy has two patio gardens with flowerbeds, one ideally situated for sunrise and the other for sunset, both provided with garden furniture. A barbecue is provided in the summer months. To the south-facing front of The Smithy is an open lawn area. Off road private parking is provided for two cars. Beach 12 miles. Shop and restaurant 4 miles.
